Owl Partnerships is delivering 104 affordable homes on disused land surrounding Nottingham War Rooms in Beechdale, Nottingham, as part of the ongoing regeneration of the historic site.

The development, being delivered in partnership with emh group, will transform underused brownfield land adjacent to the vacant Grade II-listed former regional war room and Cold War nuclear bunker into a new affordable residential community.

The scheme has been supported by a £2.1 million investment from the East Midlands Combined County Authority’s (EMCCA) Brownfield Housing Fund, alongside grant funding from Homes England through emh group’s Strategic Partnership.

Once complete, the Owl Partnerships development will provide:

Sustainable

The development has been designed with a strong focus on energy efficiency and long-term sustainability, helping to reduce running costs for residents while supporting lower environmental impact.

Regenerated

As part of the wider regeneration of the War Rooms site, the project will bring a long-derelict area back into active use while preserving the setting of one of Nottingham’s most recognisable historic landmarks.

Representatives from EMCCA, emh group, Owl Partnerships, Hamilton Russell Harper Wood and Nottingham City Council recently attended the site to mark the official start of construction.

Once completed, all homes will be owned and managed by emh group. The shared ownership properties will be marketed through emh, while the rented homes will be allocated through Nottingham City Council’s Homelink housing register.

The development is expected to complete in summer 2028.
